Kaiteriteri House – Lot 2

Completed in early 2023, this project won a Gold Award for Master Builders.

This development is a new architecturally designed 3-storey split level townhouse/apartment set into the steep hillside of Kaiteriteri, built using a mixture of concrete block masonry retaining walls, suspended concrete floors, steel purlins, and timber framed construction. Close collaboration between the builder and FTL structural and geotechnical engineers was vital in designing the retaining walls and selecting the materials that would be used in construction. This forward planning and liaison minimised future handling/craning requirements, which were important to incorporate as the stepped nature of the site made movement of supplies challenging within the building area.

Due to the complexity of the site profile and load paths, precision design and detailing needed to be achieved, as there would be no tolerance during construction for minor adjustments. Therefore, close and regular coordination between the builder, Arthouse Architects, and Fraser Thomas, was required throughout the project, and included developing and sharing accurate 3D BIM and Revit Models to ensure perfect co-ordination and set-out.
