Matanikolo ‘Gateway’ Housing Development

A Church organisation in conjunction with a Property Trust engaged Fraser Thomas Ltd as the planners, surveyors and engineers for this project that is a unique opportunity to provide better housing conditions for the Tongan community. The project required the development of the vacant site into 24 residential lots with roading and infrastructure to support the subdivision. Integrated with the development was the construction of 22 new dwellings as part of Stage 1, to be occupied by the Tongan families of the Church.

Fraser Thomas’ role in the project included the following:

Investigation, design and consenting:

  • Detailed site topographical survey
  • Field investigations – civil infrastructure, geotechnical, contaminated land
  • Earthworks design, erosion and silt/sediment control works including silt ponds and decanting structures
  • Civil design of roading, accessways,  parking and private driveways
  • Water reticulation and supply
  • Stormwater reticulation, overland flowpath and flood assessment
  • Wastewater reticulation
  • Preparation of subdivision design plan to integrate the house designs
  • Preparation and submission of Resource Consent Applications to Auckland Council and obtaining consents. Documentation included detailed engineering design drawings, geotechnical investigation reporting, Site Contamination Assessment and Overland Flowpath/Floodplain assessment

Construction and certification:

  • Contaminated land remediation, monitoring and reporting
  • Geotechnical sampling and testing during earthworks and preparation of an earthworks completion report
  • Observation and certification of the civil works including earthworks, roading and public drainage
  • Compliance documentation and final approval from Auckland Council.
  • Legal surveying services to obtain individual Certificates of Title for the new lots.

The official opening of the Matanikolo Housing Project was held on Thursday 13th February 2014, with honoured guests and officials conducting a 2.5 hour ceremony held on Donnell Avenue in Mangere, to celebrate the completion of a lengthy development which has resulted in providing affordable housing for 22 Tongan families.
