Right-Size Housing Assessments
Fraser Thomas were engaged by Housing New Zealand, via Greenstone Group, to assist with the desk top analysis of their Auckland properties, of which there are approximately 2,500.
The aim was to identify properties which were not subdividable, but could be further developed by adding a minor household unit for a one or two bedroom extension. We were initially engaged to report on 250 properties in the South Auckland area, with this to be extended for an additional 250 sites on completion of the first batch.
We were provided with three floor plans for the new minor household units and three floor plans for possible new extensions. To keep construction costs down these were the floor plans we had to work around. Once the minor household unit or extension had been positioned onsite, we then needed to ensure the required living courts, parking/manoeuvring and services could be accommodated. This work needed to be done without visiting the sites, as most sites were tenanted.
On completion of our recommendation, Greenstone Group undertook a preliminary costing and decided with Housing New Zealand which sites should progress. At this point, a project manager visited the site to confirm no additional unforseen site constraints would affect the proposed development. Housing New Zealand are currently going through the tendering phase for the construction of these units.
