Te Whāriki Subdivision Stages 3 & 4

This residential subdivision in Lincoln required numerous challenges to be addressed during the design and construction phases, and offers residents more than just a home

Fraser Thomas was engaged to provide the engineering and land surveying services for a 450-lot subdivision in Lincoln. Named Te Whāriki, this is a joint venture project between Ngāi Tahu Property and Lincoln University.

Fraser Thomas joined this project following the completion of Stages 1 & 2. We provided all of the engineering and land surveying consultancy services for Stage 3 (150 Lots), which included works to obtain subdivision consent, detailed engineering design, geotechnical investigations/reporting and surveying. The construction works observed included civil infrastructure as well as bulk earthworks for extensive stormwater treatment and detention basins.

We are also providing all engineering and land surveying services for Stage 4 (360 Lots). In this stage we have been able to review the subdivision layout with the client and greater consultant team, in order to tailor the project to the current market, improve how the subdivision respects cultural values and offers construction cost savings.

There were numerous challenges which were required to be addressed during the design and construction phases. Fraser Thomas were able to use their specialised skills across the various engineering disciplines and their extensive land development experience to overcome these challenges to produce a subdivision which is largely suitable for “non-specific” foundation design.

Good Words

“Fraser Thomas has been excellent to work with in the master planning of our development. Through well-developed engineering solutions and optimising lot layout we have managed to modify the scheme plan to better work with the current land formation. This has resulted in reducing the earthworks required while also increasing the lot yield. The land we are developing is sensitive due to the surrounding waterways and challenging ground conditions. Having environmental and geotechnical experts in-house alongside surveying and civil engineering reduced their turnaround time and made dealing with these challenges a lot easier.”
