31 Residential Apartments, Central Auckland

This project involving the transformation of three single dwelling sites into two residential blocks comprising 31 apartments was facing difficulties in that despite the ground at the site being volcanic rock, stormwater disposal by soakage was found not to be viable and there was no public stormwater connection to the site.

So, the team at Fraser Thomas came in to help, and in short time, got the project back on track by devising a stormwater solution that would gain consent and be buildable. This was a stormwater management system incorporating 48,000 litre in-ground detention tanks to collect and attenuate roof runoff, with permeable paving for carpark areas and carpark stormwater treated by an off-line filter before discharging to an extension from the public stormwater network.

  • Our Civil team undertook the consenting support, design and construction observation of the public wastewater drainage and stormwater management system and a common accessway with 31 carparks; and prepared amended private drainage drawings for inclusion in the Building Consent application.
  • We managed applications for Engineering Plan Approvals (EPA) and lodgement of documentation to support the section 224 certificate for subdivision release.
  • Our survey team undertook set-out, drainage and overland flow path asbuilting, siting and building location certification and Land Transfer.
