KFC Kaiapoi

New-build single storey commercial structure.

KFC Kaiapoi

Kentucky Fried Chicken (KFC) are a well-known fast-food chain, and Fraser Thomas has been involved with the development of one of the newest stores, located in Kaiapoi, Canterbury.

Our input was required for a new-build single storey commercial structure (the restaurant building), stormwater and wastewater assets, and several external retaining wall, concrete wall structures, and the drive-through steel frames and foundations.  Fraser Thomas provided structural, geotechnical and civil engineering, and surveying services.

More specifically, we undertook the following services:

  • Site survey
  • Site‑specific geotechnical assessment and report
  • Flood hazard assessment
  • Civil design for stormwater and wastewater drainage, water supply reticulation, earthworks, accessway and pavement
  • Structural design and the building foundations, super structure, drive through frames, drive‑through concrete block masonry wall, assessment and strengthening of existing concrete wall
  • Building Consent application
  • Land transfer surveys to finalize property boundaries

Several challenges arose and were successfully managed/overcome during both the design and construction phases of this project:

  • The construction area was in close proximity to the neighbouring medical centre, requiring protection measures to be put in place to safeguard the adjacent building
  • Cyclical high ground water levels affected ground works from design to construction phases, our design recommendations were incorporated to successfully manage the issue
  • Ground contamination issues, resulting from fuel tanks buried on site (previously used as a petrol station), were resolved through our collaboration with PDP and the main contractors
  • Project timeframes were tight to be able to meet the required opening date
  • Managing the speed of stormwater runoff from the new retention tank, to match Council stormwater network receipt capacity
  • Re alignment and establishment of an existing council stormwater main

Despite the challenges, this project was successfully completed on schedule and to budget, through close collaboration between the project team and contractor.  The development resulted in a flood-resilient, fully functional restaurant with all necessary infrastructure, meeting regulatory requirements and ensuring safety in design.  This project was a highlight for our staff to be involved with, and a pleasure for us to be working alongside a great client, architect, and build team.
