Sprott Road Housing Development

Fraser Thomas provided planning, surveying and engineering services to complete the subdivision and construction of three new high specification town houses on an existing residential property in Kohimarama, Auckland.

Our services incorporated works involving public drainage upgrade and extension, stormwater detention, shared accessway, extensive retaining wall, pipe bridging and associated cut fill earthworks. Included with the resource consent application were full engineering design plans for the civil works and a geotechnical investigation report. Approval was given to allow the private wastewater pumps for two of the lots/townhouses.

 

FTL involvement included the following stages:

 

  • Preparation and obtaining a resource consent from Auckland Council
  • Structural design of elements of pipe bridging and retaining walls
  • Design of public stormwater, wastewater, common accessway and associated drainage, earthworks and sediment control
  • Land transfer survey
  • Survey certification of works and townhouse locations
  • Engineering observation and certification of the civil works

Challenges Faced:

  • Building over an existing wastewater line
  • Very deep public stormwater manhole
  • Large quantity of existing non-engineered fill
  • Small lot size
  • High retaining wall on boundaries with difficult neighbours
  • Complex vehicle parking and manoeuvring
